Our reservation and cancellation policy have been updated, we will honor our previous cancellation policy for reservations made prior to 11/1/2022. 

 

Reservation Policy

  • To confirm a reservation a deposit for the first night, not including tax, is charged at the time of booking.
  • Only the registered guest with the confirmation number is authorized to discuss details of a reservation or make any changes
  • Deposits cannot be transferred from one existing reservation to another.
  • Guests must provide the names and addresses of the individuals occupying all rooms they reserve. A maximum of three rooms can be reserved. If additional rooms are needed, reservations for them must be made by the individual who will occupy them. Reservations made in person, by phone, and online are reviewed for compliance of this policy.  Reservations violating this policy will be cancelled, and deposits forfeited.
  • If you plan to use a gift card, auction certificate, or other approved form of payment, a first night deposit is still required. Your deposit will be refunded when you present a valid gift card or certificate.  Standard cancellation policies apply to these reservations.      
  • We will do our best to provide the accommodations you requested. If we are unable to do so, we reserve the right to provide comparable accommodations.
  • All units have occupancy limits.  If occupancy limits are exceeded, you will be charged $100 per person per day.    Air Mattresses, rollaway beds, and cots are not permitted.  
  • With the exception of a limited number of rooms in Fiddler's Pond, pets are not allowed in any of the resort hotels, homes or condominiums. Violators will be required to take their pet to a kennel and will be charged a $200 per night cleaning fee. 

Cancellation Policy

  • Hotels

    If you cancel 14 days or more before your arrival date, your deposit, less a $50 service fee, will be refunded. If you prefer, we will hold your deposit and you can apply it with no service fee to a future stay. If cancelling less than 14 days before your arrival, we will hold your deposit and you can apply it with no service fee to a future stay. If cancelling within 72 hours of your arrival date, your deposit will be forfeited. If you do not check-in on your scheduled arrival date, you will be charged for the first night’s stay, and if you do not contact us by 10:00am the following morning, the remainder of your stay will be cancelled.

    Vacation Homes & Villas

    If you cancel 14 days or more before your arrival date, your deposit, less a $50 service fee, will be refunded. If you prefer, we will hold the deposit and you can apply with no service fee to a future stay. If cancelling within 14 days of arrival, your deposit will be forfeited. If you do not check-in on your scheduled arrival date, you will be responsible for all nights of your stay confirmed by email, and if you do not contact us  by 10:00am the following morning, the remainder of your stay will be cancelled.

    Held Deposits

    Held deposits are non-transferrable and can only be used to book a new reservation. The held deposit can be applied to a future stay within two years with no service fee.  If not used within two years, held deposits will be forfeited.  The original booking date is used to calculate the two-year expiration date.

    Long Term Stay Policy

We consider stays of 14 consecutive days or more a ‘long term stay.’  To confirm a long term stay reservation a deposit of 7 nights room rate, not including tax, is charged at the time of booking. If you cancel 30-days or more before your arrival date, your deposit, less a $50 service fee, will be refunded. If you prefer, we will hold your deposit and you can apply it with no service fee to a future stay. If you cancel within 30-days of arrival your entire 7 nights room rate deposit will be forfeited.  If you do not check-in on your scheduled arrival date, your entire 7 nights room rate deposit will be forfeited, and reservation cancelled.  We do not provide refunds for late arrivals, early departures, or for unused portions of packages.​

Arrival & Departure

  • Check-In begins at 5:00pm, and check-out is no later than 11:00am. While we will do our best to accommodate requests for early check-ins and late check-outs, it is not always possible to do so.  Our staff is not allowed to guarantee either.
  • You are welcome to use the resort’s facilities before check-in on the day of your arrival and after check-out on the day of your departure. To do so, you can pre-register at the Welcome Center starting at 12pm on the day of arrival. 
  • A security deposit is required if you are staying in a Grand Vacation Home or Villa. On departure, your accommodations will be inspected. If there is no damage, your security deposit will be refunded. If there is damage, your security deposit will be applied to correct. If your security deposit does not cover the cost of corrections, you will be liable for the balance. All or any portion of your security deposit that is due to you will be refunded within two weeks of departure. 
  • Most of our accommodations have one parking space for which you will have a parking permit. If you have more than one vehicle or a boat trailer, you will also have a parking permit for the Transportation Station or Mountain Village. Camper and RV parking is not permitted, vehicles in violation of policy will be removed at the expense of vehicle’s owner.
  • Charging of electric vehicles and golf carts using exterior outlets is prohibited due to fire and electric hazard.  The use of golf carts on Homestead roads is not permitted by rental guests. 
  • Guests who have not vacated their accommodations and checked out by 11:00am will be charged for an additional night.
  • Our vacation homes and villas are privately owned, and guests are issued a set of metal keys. If you lose a key, you will be liable for the $150 cost of rekeying.
  • We do not provide refunds for late arrivals, early departures, or for unused portions of packages.

Quiet Hours & Noise Violation 

  • We ask that you be respectful and considerate of other guests during the entirety of your stay and understand that we will enforce quiet hours between 11:00pm and 7:00am for the enjoyment of all.  Guests who violate this policy will be contacted by our Guest Services team and, if the violation continues, will be charged a $500 fee for a hotel violation or $1000 for a vacation home or villa violation. A guest with severe or repeat violations of this policy will be required to vacate with no refund.

Long Term Stay Policy

  • To reserve a reservation of 14 consecutive nights or more a 25% deposit is required. If your reservation is canceled at least 60 days before the arrival date, your deposit, less a $50 service fee, will be refunded. If the reservation is canceled less than 60 days before your arrival, the deposit will be forfeited. However, you may keep your full deposit on file with us for up to two years from first booking and apply it to a future stay with no penalty. If the reservation is shortened within 60 days of your arrival, you will be responsible for 50% of the unsold nights.
